What is a Home Report?
For those unfamiliar, a Home Report is a set of three documents that sellers in Scotland must provide to potential buyers. It includes a Single Survey, an Energy Performance Certificate (EPC), and a Property Questionnaire. This comprehensive report gives buyers a detailed insight into your property's condition, energy efficiency, and other important aspects, helping them make an informed decision.

The Booking and Preparation Stage
Once the Home Report is booked, you'll receive a text message and an email directly from the surveyors. These communications will guide you through setting up an account with them. It's a straightforward process where you'll need to accept their terms and conditions. Crucially, you'll also be asked to complete a Property Questionnaire. This document is an integral part of your Home Report, covering details about your property, such as council tax band, alterations, and any guarantees or warranties.
The Surveyor's Visit: What to Expect
We know the thought of a surveyor visiting can feel a little daunting, but please be reassured, it's a routine and professional process. The surveyor's visit typically takes approximately 30-60 minutes. During this time, they will meticulously measure your property and take detailed notes on both its internal and external condition. They'll be looking at various elements, from the roof and walls to the windows, doors joinery, plumbing and electrical systems, all to provide an accurate assessment for the Single Survey. They will also look at the external of the property in detail, don't be surprised to see a few category 2's on the report especially with the weather we have in Scotland. The surveyor will rate the categories on your home from a 1 - 3 . Any category 1's mean no works are needed, a category 2 means work may be needed now or in the near future and a category 3 is action is needed and may be a little more urgent.
Communication and Reassurance
This is your opportunity to engage directly with the expert. You are welcome to ask the surveyor any questions you might have about the process or your property. They are always happy to chat with you about any concerns or findings, offering professional and helpful insights.
